Commercial and residential buildings account for more than 60% of total electricity consumption in the U.S. — and around 30% of related Greenhouse Gas emissions. Fortunately, “green” building is emerging fast as a critical strategy to reducing the energy, water, carbon emissions and associated costs of this high impact industry.

The commercial real estate sector is leading this revolution with its fast-growing sustainable construction segment - and the sustainable LEED standards from the U.S. Green Building Council. An estimated 10% of all new commercial construction will achieve high standards of sustainability by 2010. Corporate heavyweights Goldman Sachs, IBM, JPMorgan Chase, Bank of America, AOLTime Warner, Comcast, and Toyota Motor have already made the move into green buildings as other major corporations scramble to join them.

In addition, residential innovations in renewable energy, eco-efficiency and water usage are spreading. Some banks like Wells Fargo are even offering “green mortgages” and insurance companies like Fireman’s Fund are starting to offer policies that rebuild to LEED standards after a disaster or damage. And companies like Liberty Property Trust (LRY) have built energy-efficient warehouses for industrial customers.

How is it possible to realize 40% reductions in energy, water and emissions for almost no extra construction cost (less than 2% more)?
